The median value of bank appraisals for housing was 1,596 euros per square meter in April 2024, 16 euros more than that observed in the previous month, the National Institute of Statistics (INE) reported on Friday.

In homologous terms, the variation rate was set at 7.0% (6.5% in March 2024).

"It should be noted that the number of bank appraisals was around 31.9 thousand, which represents an increase of 4.4% compared to the previous period and an increase of 49.9% in homologous terms", can be read in the note released. 

In nominal terms, the homologous increase was 105 euros. Comparing April with March (chain variation), the increase was 1.0% (16 euros in nominal terms).

The median value of the bank appraisal, carried out within the scope of credit applications for the acquisition of housing, has been rising consecutively since December 2023.

The highest value of the bank appraisal was in Greater Lisbon (2,333 euros/m2) and the lowest in the Center (1,084 euros/m2).

In apartments, the median value was 1,769 euros/m2, increasing 6.1% compared to April 2023 and 0.6% compared to March.

In houses, the value was 1,248 euros/m2, 9.8% more than in the same month of the previous year and 0.7% more than in March.

The Autonomous Region of the Azores presented, in April, the most significant increase compared to the previous month (2.5%), with the remaining regions registering positive variations, with the exception of the Algarve which presented a null variation.

In homologous terms, the most intense variation occurred in the Autonomous Region of the Azores (19.7%), with no decline having occurred.

In an analysis by NUTS III regions, in April 2024, Greater Lisbon, the Algarve, the Setúbal Peninsula, the Alentejo Litoral and the Autonomous Region of Madeira presented appraisal values 46.2%, 32.2%, 13.9%, 12.7% and 12.5%, respectively, higher than the country's median.

On the contrary, Alto Alentejo, Beiras and Serra da Estrela and Alto Tâmega and Barroso were the regions that presented the lowest values in relation to the country's median (-48.3%, -46.7% and -45.8% respectively).

The number of bank appraisals in April was 31,868 (20,294 apartments and 11,574 houses), 49.9% more in homologous terms (in April 2023 there had been a homologous reduction of 34.3%) and 4.4% above March.
